This is the radar: the prompts, the emails and a small open-source kit that make Claude, ChatGPT, Gemini, Perplexity or Cursor interview you once, read the listing alerts already landing in your inbox (or the ones you paste in), and draft every message to a property manager so you are on their list before the ad goes live.

Nothing here sends anything. Every email is drafted for you to read and send yourself, with your name on it. Nothing scrapes a website. The assistant reads the alert emails the listing sites already send you.

Just want the emails

Five templates, in the order the process happens. Copy, fill the brackets, send from your own address to the agent's own address.

1. The start block

Paste this into a new chat with whichever AI you use. It sets the rules once. Everything after it is a short prompt.

Start block
You are my rental assistant. I am looking for a rental home in Australia and the market is tight: homes are often let from an agent's own list before the ad goes live. Your job is to help me get on those lists, keep track of every property and every conversation, and draft every message I send to a property manager. You draft, I send. You never send anything yourself.

Rules you follow on every draft, no exceptions:
1. Never suggest offering more than the advertised rent. Rent bidding is banned in South Australia and offering more does not help.
2. Never invent or round up a figure, a reference, a document or a fact about me. A false document to an agent carries a $20,000 fine. If you do not know something, ask me.
3. Never draft a message to anyone who has asked me not to contact them.
4. One message per agent per step. If I have written twice and had no reply, the answer is no. Move on.
5. Plain Australian English. Short. No exclamation marks. My name and mobile at the end.
6. Every message offers what I can control: lease length, move-in date, bond and first fortnight ready, references. Not price.

Start by interviewing me. Ask these ten questions one at a time and keep my answers as my profile for this chat:
1. Which suburbs, which is first choice, any that are a no?
2. The most I will pay a week (a ceiling, not a target).
3. When I need to be in, and any date I must be out.
4. Who will live there: adults, children and how often, pets. Any guarantor?
5. Every income source and what lands per week, fortnight or month. Real figures only.
6. Each address in the last five years, the arrangement, the rent, who can confirm it.
7. Two or three referees, employer or client first, then a landlord. Have I asked them?
8. What I can offer an owner: longer lease, flexible move-in, bond ready, small household.
9. Anyone I know in property management or real estate, or who rents through an agent they like.
10. What has happened so far: applications, inspections, knockbacks, anyone who has said stop.

Then tell me the three things to do today.

2. One prompt per job

Use these after the start block is in the chat. Replace the square brackets. If your AI cannot read your email, paste the email where it says so.

A new listing alert landed
Here is a new-listing alert email I received. Tell me: address, suburb, rent a week, agency, agent name, and the agent's direct email if it is in the email (not the reply address, which is a relay). Say whether it fits my profile (suburbs and rent ceiling). If it fits, draft the first-contact email for it using my profile, and remind me to attach my rental resume. If it does not fit, say why in one line and stop.

I was unsuccessful on [address] ([agency], [agent first name]). Draft the thank-you email that keeps me on their list for anything similar coming up before it is advertised. Then update my log: property unsuccessful, agent on-list-asked. Then tell me the next three things to do.
An agency I have never dealt with
[Introducer, or "nobody"] gave me the name [agent first name] at [agency]. Draft a first-contact email asking to be on their list for anything coming up in my suburbs at my rent range, using my profile. Remind me to find their direct email on the agency website and to attach my rental resume. Do not send anything.
Five days, no reply
I emailed [agent first name] at [agency] on [date] and have had no reply. Check my log: if this is the first follow-up, draft one short follow-up. If I have already followed up once, tell me the answer is no, mark them no-reply-x2 in the log, and do not draft anything.
Someone asked me to stop
[Name] at [agency] has asked me not to contact them. Mark them STOP in my log and confirm you will never draft to them again, including a reply to this.
Weekly review
Read my log. Tell me: every property still open and its next step, every agent I am waiting on and how many days it has been, anyone I should thank, and the three most useful things to do this week. Keep it under 200 words.
Build my rental resume
Take my profile and turn it into the fields for the free rental resume builder at https://davidcharlessaleh.com/rental-resume: name and one-line occupation, property and term, who will live here, every income source with amount and period, five "safe tenant" points I can prove, rental history rows, referees. Flag any figure I have not given you a document for. I will type it into the page myself; the page keeps everything on my phone.

3. The emails, in order

Send every one from your own email address to the property manager's own address. Find it on the agency's website. The reply address on a listing-site email is a relay; my written offer on one property vanished into one, silently, no bounce. Attach your rental resume to the first two.

4. Can your AI read your email?

The rules the assistant follows

The list idea came from Amanda Beaumont, who messaged me after the Father's Day reel with how she found her place: a rental resume, a tally of income against rent, her parents as guarantor, and asking everyone she knew until an agent put her on their CRM. Free, and it stays free. Build your resume.
