Seven applications in one week. Nine inspections. Eight websites, each wanting its own login, its own ID upload, its own verification code. Then two knockback emails at 10:41am, same minute, same wording.
That was my Father's Day week in Adelaide. What got me an offer was not a website. It was one document I could send to any agent in one email: who I am, exactly what I earn and where the proof is, my rental history, my referees. This page builds that document.
What this page does not do
No account. No upload. No database. No analytics, no cookies, no email capture. Your answers are kept in this browser only, so you can come back to them, and the Clear button wipes them. The PDF is made by your own phone or computer.
Check it yourself: open your browser's network tab, fill in the form, download the PDF. The page loads two fonts from Google when it opens, and that is the only request it makes. Nothing you type is ever sent anywhere.

On a phone, "Download as PDF" opens the print screen. Choose Save as PDF (iPhone: the share icon, then Save to Files). On a computer choose Save as PDF as the printer.
Before the listing exists
Adelaide's rental vacancy rate was 0.7 percent in July 2026. Some agencies keep a list of renters they already know, and I have seen homes let from that list before the ad went live. The application websites are where you compete with a hundred people. The list is where you compete with six.
Amanda Beaumont messaged me after the Father's Day reel. She got her place this way. Her landlord sold. She was knocked back many times. Then she made a rental resume with a tally of her income against the rent, put her parents down as guarantor, looked up everyone she had ever worked with on LinkedIn, and asked school-community friends if they knew an agent. One did. The agent put her on their CRM. When she applied, she was already known.
I got an off-market offer the same way. An agent who knew me sent me a house before it went online and asked for my documents by email. That email was this resume.
The moves
List every property manager you can reach through someone. LinkedIn, the school gate, the parents' group chat, your boss, your clients, your barber. Ask for an introduction, not a favour. "Do you know anyone in property management I could send my details to?"
Email the property manager directly with this resume attached. Ask to be put on their list for anything coming up in your suburbs at your rent range. The script is below.
At the inspection, ask one question: "Do you have anything coming up before it's listed?" Then hand them the resume, printed. Agents remember the person who made their job easier.
Reply to the agent's own address. The realestate.com.au confirmation email goes to a no-reply relay. My written offer on one property vanished that way, silently, no bounce. Find the agent's email on the agency's own website.
Offer what you can control. A longer lease. A move-in date that suits the owner. Bond and first fortnight ready. Not a higher rent. Rent bidding has been banned in South Australia since September 2023, and offering more does not help you.
If a parent will guarantee the lease, say so. Put it in the household section. Never list someone as a tenant who will not live there. That is a false application, and the fine is below.
The email to a property manager
Subject: Looking to rent in [suburbs], up to $[rent] a week, from [date]
Hi [first name],
[Introducer] suggested I write to you. I am looking for a [number]-bedroom home in [suburbs] at up to $[rent] a week, ready to move from [date] on a [12 or 24]-month lease.
Attached is my rental resume: income with the bank evidence behind it, rental history, referees and ID. If anything is coming up before it is advertised, I would like to be on your list.
Bond and first fortnight are ready.

The rules in South Australia
Form A1 is the mandatory application form from 1 January 2026. An agent may ask for at most two documents in each of three categories: identity, financial capacity, suitability. Your resume is the suitability piece. Anything more than that goes in a direct email, on your terms.
A false document to a landlord or agent carries a fine of up to $20,000 (Residential Tenancies Act 1995, section 47B). Real figures, always. This page adds up what you type. It does not pad anything.
Rent bidding is banned. The rent must be advertised as a fixed figure, and an agent cannot ask for or accept more.
Your data is yours. In April 2026 the privacy regulator found the application platform 2Apply had been collecting excessive personal information from renters. That is why this page stores nothing.
